Leawood Covenants
The original Leawood plan called for an official HOA. That idea was apparently
abandoned however these covenants are officially filed with the county.
Therefore Leawood residents should do their best to adhere to them. In addition
most of them are in line with county zoning and building codes. Although the
Leawood Civic Association does not have the ability to enforce these covenants
nor is there an architectural committee to approve home improvements, legal
action could arise if violations are taken seriously by your neighbors.
There are six filings within the Leawood subdivision, and each filing has its own set of covenants (most are quite similar; Filing 6 has the most differences). If you do not know which filing you live in, you can check your deed, or you can find your filing number by an online search for your street address in the Jefferson County Assessor's Property Search. (after submitting a query for your address, click on the schedule number to see the legal description for your home, including filing number).
